Cat A and Cat B fit-out, refurbishment, roofing, cladding, render and external-wall remediation under the Building Safety Act. Delivered by AMPM Building Services, with the mechanical and electrical package in the same company.

The most common cause of a slipped move-in date on a fit-out is the join between the fabric and the services: the ceiling waits for the containment, the containment waits for the partition, and two contractors blame each other. AMPM Building Services holds the M&E in-house, so the partitions, ceilings and services run under one programme, one project manager and one snag list.

Fit-out covers Category A (raised floors, ceilings, base-build M&E coordination, landlord finish), Category B (partitioning, joinery, tea points, finishes, furniture coordination) and refurbishment, including strip-out, reconfiguration and phased work in occupied buildings. Fabric covers the envelope end to end: rainscreen and curtain walling, brick and repointing, render and external wall insulation, flat and pitched roofing, and cladding remediation on higher-risk buildings, with PAS 9980 appraisals and golden-thread records.

AMPM Building Services was established in 2026 and does not yet hold accreditations in its own name. Pre-qualification is supported by certificates held by sister company Gemini AMPM Ltd; its own integrated management system, aligned to ISO 9001, 14001 and 45001, is in build. Every PQQ says so.

The group angle

A fit-out moves walls. Walls are compartment lines.

Every partition that meets a fire-rated slab, every new service penetration and every door in a protected corridor is passive fire work. On a group job it is surveyed and certificated by Gemini AMPM's FIRAS-registered passive fire team rather than left to the dry-liner, and the fire detection changes the new layout needs are commissioned by the same company. The move-in date does not wait on a third party's certificate.

Questions
What is the difference between Cat A and Cat B?

Category A is the landlord's base finish: floors, ceilings, base-build services and a lettable shell. Category B is the occupier's fit: partitions, finishes, joinery, furniture and the services that serve the layout. AMPM Building Services delivers both, and often one after the other on a re-let.

Can you work while the building stays occupied?

Yes. Phased and out-of-hours working is standard where a floor, a ward or a school has to keep running, with protection to the base build and a sequence agreed with the people who use the space.

What is PAS 9980 remediation?

PAS 9980 is the code of practice for appraising the fire risk of a building's external walls. Where the appraisal recommends remediation, AMPM Building Services delivers the cladding, render or insulation works, with the fire performance of the new build-up specified to BS 8414 and BR 135 and the records kept for the golden thread.

Who handles the fire elements of a fit-out?

Gemini AMPM Ltd, which holds the FIRAS registration for passive fire installation and the NSI Gold and BAFE registrations for fire detection and alarm. On a group job the fire scope is priced and programmed alongside the fit-out from the start.
