An office building has at least two buyers: the landlord who owns the base build and the occupier who fits and runs the floors. Every system crosses that line somewhere, and the fire alarm crosses it everywhere. Gemini AMPM has done this on some of London's most demanding office buildings. At Peterborough Court on Fleet Street it delivered nine integrated fire and life-safety systems for Mace Interiors, 4,864 devices, with City of London Building Control sign-off on the day of practical completion, and it now maintains what it built. At Chiswick Business Park it remediated around eighty common-part fire doors and sealed around 240 penetrations across Buildings 1 and 3 with four FIRAS certificates behind the work, and the programme has since extended across the estate.

The demise line

Where the demise line bites.

A tenant's new tea point needs extract; the extract needs a damper where it crosses the compartment wall; the damper needs the landlord's alarm to drop it. On a group job that chain is one programme. How do you handle the landlord and tenant split?

The asset register is structured across landlord-paid and tenant-paid coverage, so servicing, reporting and invoicing follow the demise. Peterborough Court's register is built this way and sits with the team that installed the systems.

Do you work out of hours?

Yes. Fire alarm work in occupied offices, riser fire stopping and ductwork cleaning are routinely programmed for evenings and weekends, with the noisy work kept out of working hours and the daytime presence kept to what the building can tolerate.

What happens to the fire strategy on a re-let?

A change of layout or occupancy can change the cause-and-effect, the refuge provision and the compartmentation. Gemini AMPM reviews the strategy against the new layout, changes the detection and passive fire to suit, and re-issues the certification in its own name.
